The procedure for dealing with party walls in terms of building and construction works, especially any conversions or extensions to your house, can be tricky. However, if party wall notices are taken into account from the outset of a project, and you are sure to appoint surveyors to carry out the necessary surveys as soon as possible then it can be easier to get a Party Wall Agreement.

You must seek a Party Wall Agreement if your planned work consists of either building on or at the boundary line between two properties, or on an existing party wall or structure, or if your project demands digging below and near the present foundation line of the adjoining property. In all of these examples, you must submit a Party Wall Notice to the owner of the neighbouring property. This includes all owners of the property, so if the neighbouring property is a leasehold or home with multiple occupancy you may need to serve this notice to multiple people. Your Party Wall Notice needs to contain details about yourself along with your property as well as specifics about the scope and nature of the proposed work.

Buxton is a spa town within Derbyshire. Due to its location on the edge of the county boundary, with Cheshire to the west and Staffordshire to the south, Buxton is frequently known as ‘The Gateway to the Peak District National Park’. Historically a municipal borough, Buxton joined with other localities in 1974 to establish the local government district and borough of High Peak within the county of Derbyshire. Being 300 metres above sea level, Buxton is thought to be England’s highest market town. Such height means that the town is often cooler than nearby places, with the daytime temperature roughly two degrees Celsius lower than the temperature in Manchester. Situated on the River Wye and overlooked by Axe Edge Moor, Buxton is traditionally a spa town because of the geothermal spring that rises at a continual temperature of 28 degrees C. The water from the spring flows to St. Ann’s Well through a pipe system which is located opposite the Crescent close to the centre of Buxton. Buxton gained much fame after the spa was recommended by Erasmus Darwin to Josiah Wedgwood in the later half of the nineteenth century. The water from the geothermal spring is also bottled and sold internationally by Buxton Mineral Water Company. As noted in the 2011 Census, the population of the town is 22,115. The town has witnessed continued growth since the coming of the railway in 1863. There is also a relatively significant student population, with the Devonshire Campus of the University of Derby being in 1 of Buxton’s historic buildings.
