Surveying comes in a number of forms. Most homeowners will encounter a Home Buyer’s Survey included in the procedure of buying or selling a property. The Home Buyer’s Survey is performed to guarantee the home buyer is entirely aware of the condition of the property they are buying, along with any possible problems around insulation, damp proofing or drainage. For older buildings or for properties where the buyer is less confident of its condition, a full building survey can be conducted, which goes into more detail when compared to a Home Buyer’s Survey, and will identify any additional issues with the property as well as involving an evaluation of the land surrounding the building.
Surveyors can also assist with any extensions, conversions or alterations that you intend to have done on your existing property. They can provide advice about how your conversion might affect your neighbours, either in terms of their right to light or by demanding a party wall agreement.
When looking for a company to undertake surveying work, make sure you choose a chartered surveyor qualified by the Royal Institute of Chartered Surveyors.
